Athens Student Housing: An Abandoned Brutalist Masterpiece<\/h1>\n

A showcase of Greek Brutalism on the Zografou<\/span><\/span> campus<\/span><\/span><\/span><\/strong><\/h2>\n

The student residence of the National Technical University of Athens (NTUA), located in Zografou<\/span><\/span>, is a striking example of Greek Brutalism<\/span><\/span> from the 1970s<\/span><\/span>. Designed by architects Konstantinos Papaioannou and Kostas Fines, the project stands as a powerful architectural statement of its time.<\/span><\/span><\/span><\/p>\n

The project<\/span><\/span> was the winning proposal of<\/span> <\/span>a pan-Hellenic competition launched in 1966, was won by Konstantinos Papaioannou and Kostas Fines.<\/span><\/span> Construction took place between 1967 and 1974 on the Zografou campu<\/span>s<\/span>, at the foot of Mount Hymettus. <\/span><\/span><\/span><\/p>\n

After several visits to Athens to<\/span><\/span> see<\/span> my old friend Nico<\/span>, I finally decided perhaps a little late to step into<\/span><\/span> this thought-provoking place<\/span>.<\/span> Nico skates here regularly, almost daily, on the Zografou campus where he\u2019s been living for the past few years.<\/span><\/span> I\u2019ve joined him a few times,<\/span> just to ride and soak in the<\/span> unique architectural atmosphere of the university.<\/span><\/span> <\/span><\/p>\n

Nico has shaped<\/span><\/span> some beautiful curbs<\/span><\/span>. He\u2019s<\/span><\/span> carefully maintained<\/span><\/span> them<\/span><\/span> over time with a grinder, concrete, and resin.<\/span><\/span> <\/span><\/p>\n

He<\/span><\/span> pulls<\/span><\/span> off slappies with the ease and precision of a pro skater.<\/span><\/span> <\/span><\/p>\n

An architecture influenced by Le Corbusier<\/span><\/span><\/b><\/span><\/h2>\n

The building is composed of two main volumes: a ten-storey tower housing the student rooms, and a lower block dedicated to the collective <\/span><\/span><\/span>functions mentioned earlier. <\/span><\/span>The<\/span> omnipresence<\/span><\/span> of exposed raw concrete reinforces both the monumentality and the legibility of the volumes.<\/span><\/span><\/span><\/span><\/span><\/p>\n

The facades are rhythmically structured with horizontal balconies and loggias, while pilotis lift the building off the ground, creating open circulation spaces and a strong visual base. <\/span><\/span><\/span><\/p>\n

Originally, the residence offered more than 400 rooms, along with communal spaces for dining, studying, and leisure<\/span><\/span> reflecting an ambition to create a modern student residence<\/span><\/span> with services comparable to those of a large American campus.<\/span><\/span><\/span><\/span> <\/span><\/p>\n

The architecture of Papaioannou and Fines, influenced by Le Corbusier, combines formal rigor, clear volumes, and expressive materiality. The use of raw concrete resonates with the Mediterranean climate<\/span><\/span> its dry, rocky ground <\/span><\/span>and sparse vegetation<\/span><\/span><\/span>, while asserting a strong identity for Greek public architecture.<\/span><\/span><\/span><\/span><\/p>\n

Papaioannou and Fines are major figures of modern Greek architecture. Their work is defined by a careful attention to volume, light, and the integration of communal spaces that encourage social life. Influenced by international modernism, they adapted its language to the Greek context with a sober yet powerful aesthetic, making the Athens residences among their most emblematic achievements. <\/span><\/span><\/span><\/p>\n

From modernity to decay: immersion in an abandoned giant<\/span><\/span><\/b><\/span><\/h2>\n

The student residence is visible from every corner of the university campus. <\/span><\/span>The influence of Le Corbusier\u2019s housing units<\/span><\/span>is unmistakable <\/span><\/span>yet this structure feels even more imposing. <\/span><\/span>From top to bottom, <\/span><\/span>the building is covered in <\/span><\/span>graffiti and tags. <\/span><\/span>Local and <\/span><\/span>international artists <\/span><\/span>alike have left their mark here, using spray paint, brushes, and rollers.<\/span><\/span><\/span><\/p>\n

The building is closed and abandoned, yet a security guard is present inside the lobby, behind large glass doors. <\/span><\/span>Through the dusty, fogged-up, and tagged glass, it\u2019s difficult to even make out his silhouette. <\/span><\/span>We call out to him. After a while, he approaches and slightly opens the door. We ask if we can step inside, at least to see the entrance hall\u2014but he firmly refuses.

After some persuasive Greek-English negotiation led by Nico, he calls his boss but the answer is clear: no access is allowed. This Brutalist landmark has become controversial, even a national embarrassment. Curious visitors are not welcome. <\/span><\/span><\/span><\/p>\n

How could such a place be left to deteriorate like this, and students left so vulnerable? In 2022, a partial\u2014and then total\u2014closure was announced, followed by a major police operation that made national headlines. So we remain outside, observing the monumental facade, with abandoned car shells scattered at its base. <\/span><\/span>We climb over the locked gates to reach a<\/span><\/span> vast esplanade above the entrance hall and garden. Walking around, we take in the remnants of former student social spaces like a cone-shaped lounge,<\/span><\/span> still containing fragments of furniture, broken glass, and old posters.<\/span><\/span> It feels as if a sudden catastrophe struck and residents had to leave in a hurry.<\/span><\/span> <\/span><\/p>\n


\n<\/span><\/span><\/span>Future<\/span><\/span> prospects :<\/span><\/span><\/b><\/span><\/h2>\n

Greek sources mention a full renovation project<\/span><\/span> estimated<\/span><\/span> at \u20ac40 million.<\/span><\/span> For now, however, this concrete giant remains frozen in time.<\/span><\/span><\/span><\/p>\n
